Before we give you an opinion, the system reads the deal and the drawings, then does the arithmetic. You start with hard numbers: what the project costs, where the risk sits and what it takes to hit the return.

The most expensive line item on any project doesn't appear in the budget. It's the gap between what the owner believes is true and what the field is actually living.
So we keep one record. Every drawing, contract, draw request and field report lands in it, and the system reads each one. The capital partner, the design team and the superintendent read the same schedule, with the same contingency.

Not every variance is an emergency. A system that treats every variance as an emergency trains people to ignore emergencies. So every variance gets a response sized to what it is.

The cost of a legitimate stop is charged to the variance, never to the person who pulled the cord.
Capital
You release money one step at a time, with what's verified in front of you.
Money moves when the facts are verified. Deals don't arrive in order. Sites get tied up before feasibility is done. Design loops with entitlements. We don't pretend otherwise.
What we do is release money in steps. At each step you see what's verified, what's still open, and what proceeding costs if the open items go wrong. Then you decide with open eyes.
The enemy of predictable excellence isn't early commitment. It's unnamed commitment.
How it works, in detail
Every job runs the same five steps.
Screen
The first question is whether the deal should exist at all. It gets answered before anyone spends real money finding out.
Design
The system reads the drawing set against the code, the budget and itself. Conflicts get found on paper, where they cost a conversation instead of a change order.
Price
Known work is priced to plus or minus 5 percent. The genuine unknowns get priced out loud as their own lines, with a 5 percent design contingency and nothing hidden behind it.
Build
Costs are held against the proforma as they land. The field and the record stay in sync, so nothing surprises anyone upstream.
Hand over
When the building is done, the record goes with the keys: what was built, where it is, and who stands behind it.
