For capital partners

We catch the small misses before they turn into a capital call.

Most capital calls start months earlier as a drawing that doesn't match the budget or a trade price that came in high. On our own deals, the system reads every sheet of every drawing issue, follows every callout to the sheet it points to and lays structural over mechanical to find the conflicts on paper. We test every change against the proforma, and you get a weekly update on the market and the project.

The number

The number we underwrite is the number we hold.

What gets locked. The proforma is locked when the deal is underwritten. From then on, every draw, contract, drawing issue and field report is held against it.

How money moves. Capital is released in steps against verified facts. See how that works →

What you see

You'll see trouble coming while there's still room to fix it.

On most deals, investors learn the return slipped from a quarterly report, after the money is spent. On ours, you see how much room is left before the return breaks, and what's eating into it.

Discipline

Every deal earns its way in.

Our own deals go through the same screen we run for clients. After that, a deal moves to the next phase only when the proforma, the drawings and the budget still agree.

What compounds

Every project makes the next one more predictable.

Every variance between what was underwritten and what was built writes back into the standard. A competitor can buy software. It can't buy a record of real projects run through it with real money on the line, and it can't sit on every side of the table while it's doing it.
